Under the Land Surveyors Act, only a Licensed Surveyor registered with the Singapore Land Authority (SLA) may perform and endorse cadastral surveys, strata surveys, and other regulated land surveys in Singapore. Their endorsement is required for survey plans submitted to SLA for title registration, land dealings, and subdivision approvals.

A Licensed Surveyor in Singapore is a professional registered with the Singapore Land Authority (SLA) under the Land Surveyors Act. They are the only professionals authorised to carry out and endorse cadastral surveys (surveys that determine land boundaries and areas for legal purposes) and strata surveys for title registration in Singapore. Licensed Surveyors must be members of the Singapore Institute of Surveyors and Valuers (SISV) and meet SLA's accreditation requirements.
A Licensed Surveyor is required whenever you need to subdivide land, form strata lots (for condominiums or mixed-use developments), register a change in land boundaries with SLA, or obtain a Certificate of Statutory Completion (CSC) or Temporary Occupation Permit (TOP) that requires as-built survey certification. URA and BCA may also require Licensed Surveyor endorsed plans at various stages of development approval.
Turnaround depends on the survey type and SLA processing times. A simple boundary survey and endorsement may take 2β4 weeks including fieldwork and SLA approval. Strata subdivision surveys for larger developments may take 1β3 months depending on the number of strata lots and SLA's review queue.
